Land Development

Land Development Field Studies

The prevalence of commercial and residential land development projects tends to follow the economic health of a region, and successful completion of those projects is critical during both prosperous and difficult economic times. Many development projects must seize a particular window of opportunity and cannot afford the luxury of a relaxed construction timeline or a surplus budget.

For more than 20 years, Steigers Corporation has been providing environmental support for land development projects. Because our staff of senior scientists and engineers has unique and diverse backgrounds, our project teams are able to address each facet of a project with the expertise that allows our clients to consistently achieve project goals and timelines. Steigers uses that knowledge to steer projects through a potentially problematic environmental regulatory arena.

Understanding the Process

Steigers believes that simply submitting permit applications and hoping for the best is an injustice to our clients and their projects. Instead, we make available a more comprehensive service that, for example, includes the review of engineering design specifications, looks to consolidate task schedules in bid packages, and provides creative alternatives for regulatory agencies to consider. Steigers is able to provide this service because we have repeatedly dealt with the potential roadblocks associated with land development projects. We take pride in being able to contribute to the success of a project in areas traditionally overlooked during the permitting process.

Development Projects in Practice

Steigers’ experience with land development spans a wide range of industries and clients. Our staff has provided environmental management services for 1-acre commercial developments to a 15,000-acre private recreation/residential development project. We provide the same high quality service for small, large, or contentious projects, and we are committed to carrying each one through to successful completion. Regardless of the project size or complexity, our diversity of project experience has placed us in a position of preparedness and reliability, to ensure that your project goals and objectives are being achieved.

Conceptual to Construction

Steigers becomes involved with our clients’ projects during the early phases of design. A recent example of this was our early assistance multi-lot residential development in an agriculture-dominated location. Based on our experience with state and regional greenway requirements and preferences, we advised the developer to alter the preliminary design to accommodate a more efficient utilization of natural existing aquatic features and the subsequent construction of a recreation trail network while still meeting all development objectives. Steigers’ involvement early in the design phase allowed us to streamline the regulatory requirements and preserve the developer’s vision of the project.
